The Brooks offers extensive, well-maintained common areas that enrich our community and support property values. The Homeowners Association (HOA) funds all maintenance of these spaces. We believe in keeping residents well-informed about ongoing and upcoming projects. This page is your resource for timely updates and schedules on common-area care, including landscaping, bed upkeep, mowing, fertilization, weed control, irrigation, tree care, pool and clubhouse cleaning, and BMP maintenance and inspections. When applicable, we’ll share schedules, specific dates and estimated timelines.

The areas scheduled for bed cleanup with new mulch in June, 2026 include common area beds in Phase I, the entrance to The Brooks from Rollingwood Drive, and the Pool/Clubhouse area.
General Bed Maintenance is scheduled: 6/1, 6/15, 6/29, 7/13, 7/27, 8/10, 8/21, 9/7, 9/21, 10/5, 10/19.
Bed maintenance and mulch in the common areas are expenses covered by the HOA.

The Brooks has over 30 Bioretention Systems, also known as the acronym BMP: Best Management Practices). These systems are required by the City of Columbia and designed to prevent water pollution, reduce runoff, and manage stormwater.
The HOA is required arrange for annual inspections of the Bioretention Systems each year. Documentation of the inspection must be turned in to the City of Columbia by November 15 of each hear. On May 19, 2026 two board members, Tracy Della Vecchia, and Randy Bisig, met with Brandi Smith and Pat Bess at CAM (Community Association Management). We discussed dead trees in The Brooks Common Areas. They are scheduling an arborist to come out to determine which trees should come down. We will keep you posted when we know dates and times.
Tree removal in common areas is an expense covered by the HOA.

We are working with Chase, Operations Manager, at Premier Lawn Care now to obtain a schedule and an understanding of the work they do for us in the common areas of The Brooks. 5/27/2026.
There are 6 rounds of weed/fertilizer applied on common areas. Round 1 was completed on March 19, Round 2 was completed April 30. During each application, the team walks the area to spot treat any weeds. Next up:
Round 3: organic fertilizer to be applied between mid June and end of month July
Round 4: Non-organic fertilizer to be applied between August 1 and mid-September
Round 5: Slow release nitrogen to be applied between September 1 and mid-October.
Round 6: To be applied mid October and the end of November.
Fertilizing and weed control in common areas are expenses covered by the HOA.

Irrigation of The Brooks common lawn areas is overseen by a homeowner located near each area being watered. For example, on cul-de-sac islands, a nearby homeowner’s irrigation system is connected to the island, and that homeowner controls the watering. The HOA reimburses the homeowner for the costs of watering the common area.
Lawns Unlimited, the company that installed the irrigation system for the islands of Phase 1 and at the pool, is responsible for ongoing maintenance of those systems. They inspect the system each spring to ensure proper functionality, and each fall they clear ("blow out") the lines to prevent freezing. They also repair any malfunctioning sprinkler heads as needed.
We are working with the HOA to determine who is responsible for the rest of the irrigation.
Water consumption, maintenance, and repair of irrigation systems in common areas are expenses covered by the HOA.

We have spoken with Patrick Hickerson, owner of Hickerson Surecut Lawn + Landscape. This is the mowing schedule for the rest of the summer, 2026. Please understand that inclement weather can cause delays.

Mowing of the brushy areas that can be reached with a mower or trimmer are scheduled the first Monday of every month. All of these spaces are located in Phase 2.

Update: May 13, 2026
Plans have been approved and the landscaping company has been hired for construction of the Sagemoor Entrance. The entrance will match the other two entrances to The Brooks. Construction will be in the summer of 2026. This is a cost incurred by the Developer, Quinn Bellmer. Once the construction is complete and the plantings are in place, the maintenance will be the responsibility of the development.
